Which apartments qualify?

Our guarantee is available for selected standard rental apartments where demand and timing allow us to confidently find a suitable replacement tenant. Qualification depends on factors such as location, rent, size, condition, and your desired takeover date. Fixed-term contracts and special housing types such as cooperative, social, student, or staff housing do not qualify.

Is the service really free?

Yes. If your apartment qualifies, you pay nothing for our search service or rent guarantee. Namsu earns money when some apartment seekers choose optional premium services.

What does Namsu handle?

Once onboarding is complete, we prepare and advertise your listing, manage inquiries and applications, communicate with applicants, submit suitable candidates, and handle communication with your landlord or property manager.

What do I still need to do?

You provide the required apartment information, documents, and photos, sign an authorization allowing us to act on your behalf, and make the apartment available for a reasonable number of viewings. We take care of everything else.

How does the rent guarantee work?

Your onboarding confirmation specifies your guarantee date. From that date, if your landlord has not released you from your rental contract, Namsu covers the rent you remain required to pay—even if a replacement tenant was found but the process later falls through. Coverage continues until you are released from the contract or your rental obligation otherwise ends, subject to the guarantee terms.

Can I continue searching for a tenant myself?

No. The guarantee requires you to give Namsu the exclusive right to conduct the replacement tenant search. You must not independently propose applicants or allow applicants to bypass Namsu. If an existing public listing could interfere with our search, we may ask you to adapt or remove it.

What happens if the landlord rejects a suitable applicant?

The landlord makes the final rental decision. If the landlord unjustifiably rejects an applicant whom we consider legally suitable, we arrange legal support at our expense in accordance with the guarantee terms.
